Waterproof luxury vinyl plank over concrete — turning an unfinished basement into liveable space.

Overview

900 square feet of below-grade concrete transformed with modern luxury vinyl.

The homeowners had a finished basement that never felt finished — cold concrete under thin, outdated carpet tiles that trapped moisture and odour. They needed a floor that could handle the realities of a below-grade slab: seasonal humidity swings, the occasional sump-pump scare, and three kids who treat the rec room like a gymnasium.

We specified a 7mm click-lock luxury vinyl plank in a light grey oak-look finish — waterproof to the core, dimensionally stable, and warm enough underfoot to make the space feel like an extension of the main floor rather than an afterthought. The clean, contemporary colour opens up the low-ceilinged rooms and pairs well with the existing white-painted drywall.

Preparation

Moisture testing and self-levelling compound before a single plank was clicked in.

We began with calcium-chloride moisture testing at multiple points across the slab. Two areas near the exterior wall returned readings above threshold, so we applied a two-coat epoxy moisture barrier before proceeding. A third section near the mechanical room had a noticeable dip — roughly three-eighths of an inch over four feet — that required self-levelling compound to bring it within spec.

Once the slab was flat and dry, we rolled out a 6-mil poly vapour barrier with taped seams, followed by the LVP manufacturer's recommended cork underlayment for thermal comfort and minor sound dampening. Every cut was planned so the plank layout centred in each room, avoiding narrow slivers at doorways and walls.

Result

A basement the family actually wants to spend time in.

The finished floor runs continuously through the rec room, home office, and hallway — 900 square feet with no visible seams between rooms. Colour-matched reducers handle the transition at the laundry room tile, and new white baseboard trim ties the whole space together. The homeowners immediately noticed the temperature difference: the cork underlayment and vinyl surface feel noticeably warmer than the bare concrete ever did. Six months later, not a single plank has shifted, cupped, or shown any sign of moisture damage.
