Overview
Replacing vinyl sheet flooring with 24×48-inch porcelain — built for a busy family kitchen.
This Oakville home features a fully open kitchen and dining layout — roughly 500 square feet of continuous floor space that sees heavy daily traffic. The existing vinyl sheet flooring was lifting at the seams and showing wear around the island and sink areas. The homeowners wanted something modern, durable, and easy to maintain.
We specified a rectified porcelain tile in a warm grey tone with subtle vein detailing, laid in a staggered linear pattern to emphasise the room's length. At 24 by 48 inches, the large format dramatically reduces grout lines and gives the space a sleek, contemporary feel that pairs naturally with the existing quartz countertops.

Approach
Crack isolation and precision layout — the unseen work that makes large-format tile possible.
Large format tiles are unforgiving on imperfect subfloors. We installed Schluter DITRA uncoupling membrane across the entire area to provide crack isolation and protect the tile from seasonal subfloor movement. This step adds a day to the schedule but virtually eliminates the risk of cracked tiles or popped grout lines down the road.
The homeowners initially considered in-floor radiant heat, but after discussing timeline and budget we agreed to defer that upgrade while keeping the DITRA layer compatible for a future retrofit. At the transition to the existing hardwood in the living room, we fabricated a custom bullnose edge detail — a cleaner alternative to a standard metal strip that keeps the sightline low and the profile minimal.


Result
500 square feet of porcelain with razor-thin grout lines — a kitchen floor that performs and impresses.
The completed floor transformed the kitchen and dining area. Minimal grout lines, a consistent warm grey palette, and the sheer scale of each tile make the space feel significantly larger. The custom bullnose transition to the living room hardwood is barely noticeable — exactly the kind of detail that separates a professional installation from a DIY attempt.
